Riachi at One21

My review after nearly 3 years of living in Riachi Apartments. I appreciate the maintenance activities (excluding thrash), apartment floor plans are good and leasing office too is descent! However, want to get to the negatives which are also important, 1. Heavy fines without notice. They just added 180$ fines in two months and without notice which have never seen till date in any of my previous stays anywhere 2. Multiple robbery at homes in Riachi. The only thing management did or suggested renter is to have security technology 3. Trash pickup services even though charged well every month but service is not accurate and with lot of rules. On occasions trash is not picked on Thu, which is the last day of pickup until Sunday. The trash bag is kept in the trash box however if not picked up by pickup person on that day and if we leave it for next day pickup, an hefty penalty is added to the rent because leaving the trash box beyond deadline time is not accepted even if trash was not picked. Also, we only get to know of the fine after reviewing rent bill in next month! 4. Amenities like Gym, poolside grill station, pool gets closed for maintenance for a very long time like main pool and grill was closed for more than a month during summer last year, gym was closed for 2-3 weeks for a some electrical issue a month back!

I have been a resident here for 4 years. The last 2 years have been the very worst. The place has gone down the drain. Maintenance is the worst that is used to be the best. They are very good at making sure the outside of the place looks well kept, but once you come inside a different story. The foundation due to dry land has CRACKS all through your home at the worst. You can't even get things fixed until the land becomes moist, which seems never. Everything wrong with my unit requires an outside vendor, which I have not seen yet. I put in a work order, and they close it out because maintenance can't do the job. I have sacrificed and looked past things for the last 2 years due to no work-life balance. My unit has been flooded twice from the upstairs unit, and this is the second time my furniture has been damaged, and I had to live over 24 hours with holes in my ceiling. Everything seems to have been just painted over and made to look good, but underneath tells a different story. AGAIN, DO NOT MOVE HERE!! My mercedes was broken into along with several other vehicles, and the latest home break-in was just in the last week. The property is on the 3rd Office Manager and about 20th different leasing staff. 🛑🛑🛑BE WARE‼️‼️‼️

Online pictures and friendly staff only go so far. I moved here from out of state and after months of looking for a decent community with great ratings, I settled on Riachi. BIGGEST mistake I made. Within a week of signing my lease, I was notified about 3 apartments being robbed near the office. Met with multiple emails about purchasing ring cameras and security. Rent prices here are astronomical already. Within a month I've witnessed residents sending their children door to door selling/soliciting late at night. Neighbors constantly slamming cabinets and doors. Every day my apartment smells like curry from my neighbors cooking. Kids and adults are constantly walking in the middle of the road making it impossible to drive. The office claims balconies are not for trash or clothes to be hung, yet everyone does it. I cannot wait to move out of this complex where residents walk over management.

This is one of the worst apartment community in the area. The only good part is their location but otherwise it is clearly the worst in the area. There are many issues which we faced when we lived there and I am listing them below. 1) The maintenance team doesn’t have any clue about the issues in the apartment. Upon moving in they provided me with non working AC unit and the maintenance couldn’t fix it for 6 months. 2) The security and safety is one of the major concerns. 3) Extremely dirty kitchen and carpets were really bad. 4) Lot of insects and pests all over the apartment. And the management and maintenance will ignore it. 5) The entire apartment was not in a living condition from day 1. Broken appliances and dirty kitchen cabinets. Avoid this place if you can.

During my time living at Riachi at One21, I have no complaints! The features inside the apartment home are top-notch luxury with a European feel! State of the art amenities - upgraded fitness center, two resort style pools, a fully fenced in dog park and more! Spacious floor plans with upgrades quality! The staff in the office are the best I’ve ever experienced. Niki and Savannah are the warmest, kindest people I’ve ever interacted with. If you are looking for a safe, luxurious home, this is the place!

Riachi At One 21, was the first time I (my husband and I) had to lease since college days. Being now in our early 50’s I was hesitant. But the the best experience of my life. If could of stayed or bought the place we would have. It is close to everything you need. You can even walk to restaurants and Kroger Grocery. It was so well maintained and clean, we loved the pool, there every weekend in the warmer months. The property was well maintained and I have to say I had no idea how awesome maintenance could be. I email or call with a problem and say it is not an emergency but they would still be there the next day sometimes within hours. Changed the water filter in my refrigerator, changed cooling/heating filters regularly. You name it they did it. The area again is awesome close to everything and felt so safe, it is well lite at night! I felt comfortable walking at night. My husband traveled a lot for work so I was home alone and never felt fearful. Most of the time when he was home left our garage door open and would leave his wallet and keys on a bar we had out there. Never had any problems or concerns. I loved our neighbors and made many friends there. Our patio faced a park for the property but other close by neighbors May walk through with kids or dogs. We had a patio with plants, bird feeders, patio furniture and even left our Sonos speaker out there year round no one ever stole anything from us! Again very well lighted and gated through apartments. Had the best experience living there! Miss it very much. And close to a wonderful school district you could walk to (I worked there) Kids felt safe enough to walk alone to school and neighbors looked out for each other. You get a 10 star rating in my books. I should also mention not only was maintenance awesome so was the office staff and managers! Definitely recommend ❤️😎

Not sure why/where all the negative reviews come from. At the end of my lease will be just under 2 years since I've stayed here. I've had a few minor issues but the maintenance team has always responsed and taken care of it rapidly. They really do care about the folks living here. If I didn't like it here, I wouldn't have renewed my lease this past year. I've gotten to know the staff team and they're very helpful with pretty much any random questions or requests I might have. I would recommend if you're browsing the area 👍

The well-maintained common areas, swimming pool. fitness center, and other amenities enhance the overall living experience and contribute to a sense of community within the complex. Overall, I am delighted with the service and experience provided by the Riachi apartment team. I am confident that my decision to choose this apartment complex was the right one, and I look forward to enjoying a comfortable and fulfilling residency here.
